A Small Second Dwelling is a self-contained dwelling built on the same property as an existing home. They are becoming an increasingly popular solution throughout Victoria for investment, family accommodation and flexible living.

A small second dwelling in Victoria can be up to 60 square metres of gross floor area and at or under that size, it generally doesn't need a planning permit, only a building permit, provided the lot is 300m² or larger and the site has no bushfire, flooding or other overlay controls. It must include a kitchen, bathroom and toilet, sit on the same lot as your existing home, skip a reticulated gas connection, and can't be subdivided or sold off separately from the main house.
