FAQs

Do you build prefab or modular homes in Victoria?

1

Yes. Ironbark Homes is a family-run, registered domestic builder (CDB-U 65560) based in Gembrook, Victoria, with over 25 years' experience and 100+ homes built. A good prefab or modular builder should offer real flexibility in construction method rather than a one-size-fits-all approach. We design and build custom new homes, modular homes and small second dwellings using both prefabricated/modular construction and traditional on-site building, choosing whichever best suits your site, budget and timeline. We then deliver and install anywhere across Victoria.

How long has Ironbark Homes been building?

2

Gerard (Director & Owner) of Ironbark Homes has been building homes across Victoria, Northern Territory & England for over 25 years, completing 100+ projects to date, and that experience shows in how we approach each build. Ironbark Homes as a company, was born in 2019, developed out of a personal need for a quality small dwelling, it grew into something bigger than we could ever have dreamt. We LOVE what we do & whether it's a custom new home, a small second dwelling or a prefabricated/modular project, we bring the same attention to detail regardless of construction method.

What makes Ironbark Homes different from other pre-fab builders?

3

Unlike large-scale prefab and modular specialists building from a fixed factory catalogue, Ironbark Homes offers a genuinely flexible construction approach by choosing prefab, modular or traditional on-site building based on what actually suits your site and project, rather than one fixed method. We specialise in small second dwellings for multi-generational living, a niche most volume modular builders don't focus on. Being based in Gembrook, living locally in the Dandenong Ranges & holidaying regularly in the Central Victorian region, means direct, personal involvement in every build rather than a display-centre sales process. When you choose Ironbark Homes as your builder, you’re dealing with the owners of the business throughout the entire process.

Is a prefab home cheaper than a traditional build?

4

Not necessarily. Prefab and modular homes aren't generally cheaper than a traditional build, but they are constructed in a more cost-controlled environment. Because most of the construction happens in a factory under fixed conditions, pricing is locked in early and largely protected from the weather delays, trade shortages and material cost blowouts that commonly affect on-site builds. Because Ironbark Homes builds using both prefab and traditional methods, we can help you weigh cost certainty against flexibility and recommend whichever suits your site, budget and project.

What do Ironbark Homes customers say about their experience?

5

Ironbark Homes holds a 5.0-star rating across 15 Google reviews, with clients consistently praising communication, attention to detail and quality of workmanship. One customer of three years described their home as "top quality... admired by everyone" (Maurice Officer, Google review). Others highlight the hands-on experience working directly with Gerard and Lisa throughout design and construction, from extensions and alfresco builds to full custom homes.
